City to Suburbs: What No One Tells You About Making the Move to the Southwest Suburbs

Making the jump from Chicago to the suburbs is one of the most exciting lifestyle upgrades you can make but it’s also one of the most misunderstood. If you’re considering the Southwest Suburbs (think Orland Park, Tinley Park, Palos, Lemont, Lockport, Homer Glen), here’s the honest breakdown of what the transition really looks like and why so many first-time buyers end up choosing this area.

Author: Roslyn Parayo

Making the jump from Chicago to the suburbs is one of the most exciting lifestyle upgrades you can make but it’s also one of the most misunderstood. If you’re considering the Southwest Suburbs (think Orland Park, Tinley Park, Palos, Lemont, Lockport, Homer Glen), here’s the honest breakdown of what the transition really looks like and why so many first-time buyers end up choosing this area.

1.     The Space Is a Game Changer, But It’s Not Just About Square Footage

Yes, you’ll get more space for your money. But the real upgrade is how the space feels. Bigger kitchens for hosting, basements that can actually fit a couch and your Peloton, and backyards that become your new favorite Saturday morning hangout.

What surprises buyers most? How quickly their lifestyle expands with the space - more cooking, more gatherings, more relaxing.

2. You’re Closer to Nature Than You Think

People assume “suburbs = boring,” but the Southwest Suburbs are full of forest preserves, trails, and lakefronts. Palos Forest Preserve alone has over 15,000 acres - perfect for hiking, biking, and taking the dog out before work.

You’ll still have easy access to Chicago, but now you get the best of both worlds.

3. Your Cost of Living Actually Changes

Most city-to-suburb movers are shocked when they realize they’re not spending $17 on every lunch and $30 on parking anymore. Groceries, childcare, and monthly expenses tend to drop, and many buyers find they can finally save again - even with a mortgage.

4. The Community Feel Hits Different

It’s not like the city where neighbors might barely say hello. In the suburbs, people stop to talk, recommend contractors, drop off cookies, and check in on you - especially in the first-time homeowner neighborhoods.

5. What to Prepare for

  • Commute changes (but Metra is your best friend)

  • Yard maintenance

  • Property taxes that vary by town

  • More square footage to furnish (budget for this!)

If you’re contemplating the move, the Southwest Suburbs give you balance: more space, more quiet, more nature - without losing the lifestyle you loved in the city.

Southwest Suburb Market Insight

City-to-suburb moves remain one of the most common transitions we see in the Southwest Suburbs. Areas like Orland Park, Tinley Park, Palos Park, Lemont, Lockport, and Homer Glen continue to attract buyers looking for more space, access to nature, and a strong sense of community while staying connected to Chicago. Understanding local housing options, property tax differences, and commuting patterns helps buyers make informed decisions before making the move.

Why more people are choosing the suburbs, and why you might, too!

In recent years, there’s been a noticeable shift: many city dwellers are trading the hustle of urban life for the comfort and breathing room of the suburbs. And it’s easy to see why. Why more people are choosing the suburbs, and why you might, too!

In recent years, there’s been a noticeable shift: many city dwellers are trading the hustle of urban life for the comfort and breathing room of the suburbs. And it’s easy to see why. The suburbs offer a lifestyle that blends space, community, and convenience without sacrificing access to everything you love about the city.

More space, more comfort

One of the biggest draws is simple: space. Larger homes, bigger yards, and quieter streets give you room to grow, relax, and enjoy your home in a way that’s often impossible in the city. Whether you're craving a home office, a backyard, or just a little privacy, the suburbs deliver.

A stronger sense of community

Suburban neighborhoods often have a welcoming, connected feel. From block parties to local events, it’s easier to get to know your neighbors and feel rooted in a supportive community. Many people find this slower, friendlier pace a refreshing change.

Access without the stress

Modern suburbs offer the best of both worlds. You’re close enough to the city for work, dining, and culture but far enough to avoid congestion, noise, and constant crowds. Plus, many suburban areas have grown into vibrant hubs of their own, with great restaurants, parks, shopping, and recreation.

The bottom line

If you’re craving more space, balance, and quality of life, a move to the suburbs might be exactly what you need. The shift doesn’t mean giving up all of the urban perks, it just means gaining breathing room, comfort, and a lifestyle that feels more aligned with your goals.

Thinking about making the move? I’d be happy to help you explore your options!

Southwest Suburb Market Insight

Across the Southwest Chicago Suburbs, we continue to see steady interest from buyers seeking more space, flexibility, and long-term livability. Communities like Orland Park, Palos Heights, Palos Park, Oak Lawn, and Tinley Park offer a balance of larger homes, established neighborhoods, and convenient access to the city. For many buyers, the move is less about leaving Chicago behind and more about gaining room to grow while staying connected to work, schools, and family.

How to Navigate Multiple-Offer Situations in the Southwest Suburbs

In today’s fast-moving real estate market, multiple-offer situations have become the new norm. Navigating them successfully requires strategy and a deep understanding of the market. After nearly a decade in real estate, I’ve guided countless clients through these moments on both the buying and selling side, giving them the clarity and confidence they need to win.

In today’s fast-moving real estate market, multiple-offer situations have become the new norm. Navigating them successfully requires strategy and a deep understanding of the market. After nearly a decade in real estate, I’ve guided countless clients through these moments on both the buying and selling sides, giving them the clarity and confidence they need to win.

For buyers: let’s make your offer stand out

When representing buyers, my goal is simple: position you to secure the home you love without sacrificing your comfort zone. I help buyers elevate their offers by going beyond the basics, digging into hyper-local market patterns, uncovering the motivations that truly matter to the seller, and crafting terms that strategically set you apart. From pinpointing the strongest offer structure to using nuanced contingency and timing strategies, I guide you through every detail, so you stay competitive while still fully protected.

For sellers: leveraging competition for maximum return

On the seller side, when managed properly,  a multiple-offer scenario is an opportunity to not only get you the highest price, but also the terms you may need to make the sale work for you. I know how to price and market a home to generate strong interest, then organize and evaluate offers in a way that keeps momentum high. I help sellers look beyond just price to understand the strength and reliability of each buyer, ensuring you choose not just the highest offer, but the best one. My negotiation experience ensures we maintain leverage throughout the process and secure the terms that align with your goals.

The Bottom Line

Multiple-offer situations don’t have to be stressful. Whether you’re buying or selling, my expertise helps you stay informed, confident, and competitive. With the right strategy, the right communication, and a guide who knows how to navigate every angle, you can achieve the best possible outcome.

If you’re preparing to enter the market, I’d love to walk you through the process and set you up for success!

Southwest Suburb Market Insight

Multiple-offer situations are common across the Southwest Chicago Suburbs, especially in well-established communities like Orland Park, Palos Heights, Palos Park, Oak Lawn, and Tinley Park. Limited inventory and steady buyer demand often create competitive environments where preparation and strategy matter more than ever. Understanding how offers are evaluated locally, not just on price but on terms, timing, and certainty, can make a meaningful difference in the outcome.

When Is the Best Time to Buy or Sell in the Southwest Chicago Suburbs?

Real estate tends to move in cycles, and in the Southwest Chicago suburbs, those cycles are very consistent year after year. While homes sell throughout the year, there are definitely times when the market is busier, more competitive, or simply more favorable depending on whether you’re buying or selling.

Leaf colors of the 4 seasons

Real estate tends to move in cycles, and in the Southwest Chicago suburbs, those cycles are very consistent year after year. While homes sell throughout the year, there are definitely times when the market is busier, more competitive, or simply more favorable depending on whether you’re buying or selling.

The Spring Market: The Busiest Season of the Year

When most people think of the “Spring Market,” they imagine birds chirping and flowers blooming. But in reality, the spring market begins much earlier, often while there’s still snow on the ground. Activity can pick up as early as late February, with March and April historically being the busiest months for home sales.

This is when we see the highest level of buyer demand and the largest amount of new listings hitting the market. Buyers have the most options to choose from, but they’ll also face more competition. Sellers, on the other hand, benefit from increased traffic and multiple interested buyers. Historically, sellers can achieve as much as 5% higher sale prices during the spring compared to other times of the year.

The Summer Market: Slower but more balanced

By summer, some of the spring momentum starts to fade. Many listings in early summer are leftover inventory from the spring - homes that either entered the market late or were overlooked during the initial rush. Buyer fatigue also starts to set in as people shift focus to vacations, weddings, and other summer activities.

While demand softens, so does inventory, creating a more balanced environment. For buyers, early summer can offer opportunities as there is still inventory but there is much less buyer demand as other buyers either have buyer fatigue or are busy with summer plans.  For sellers, pricing and presentation become even more critical to attract the remaining active buyers during this time.

The Fall Market: A Second Chance

After Labor Day, there’s typically a brief resurgence in activity, a “mini market” that runs through Halloween. As families return from summer vacations and routines settle back in, both buyers and sellers re-engage.

For buyers, fall offers a chance to find quality homes with slightly less competition than spring. For sellers, while there may be fewer buyers overall, but if you are priced right and show well, active buyers will move quickly.

The Winter Market: Motivation Meets Opportunity

Winter is, unsurprisingly, the quietest time of year in real estate. The holidays slow things down, and many people prefer to wait until the new year to make big moves. However, the buyers and sellers who are active during this time are typically highly motivated, often relocating for work or facing other time-sensitive situations.

For both parties, this can create win-win situations where negotiations move quickly, and deals are made efficiently.

So, When’s the Best Time for You?

There’s no one-size-fits-all answer. The spring market offers the most activity and strongest pricing potential for sellers and the widest selection for buyers, though with more competition. The early summer and fall markets provide great opportunities for those looking for less competition or more favorable terms.

At the end of the day, the best time to buy or sell is when it’s the right time for you, and with the right strategy, success is possible in any season.

At The Busby Group, we have the expertise, tools, and concierge-style services to help you navigate the market and make your move as favorable as possible - no matter the time of year.

Southwest Suburb Market Insight

In the Southwest Suburbs, seasonal patterns tend to repeat year after year. Neighborhoods like Orland Park, Palos Heights, Palos Park, Oak Lawn, and Tinley Park often experience strong spring activity, followed by steady early summer movement and a reliable fall uptick. These predictable cycles help buyers and sellers plan ahead with confidence. Our team tracks neighborhood-level inventory, pricing shifts, and buyer demand so clients understand exactly what is happening in their local market.

Tips on Timing the Market

After 25 years in real estate, one piece of advice I always give clients is simple: when you try to time the market, you usually miss the market. That’s because the minute you feel confident that “now is the time,” the market has already shifted. Real estate moves in cycles, and by the time trends become obvious, the opportunity you were waiting for has likely passed.

Aerial above neighborhood

After 25 years in real estate, one piece of advice I always give clients is simple: when you try to time the market, you usually miss the market. That’s because the minute you feel confident that “now is the time,” the market has already shifted. Real estate moves in cycles, and by the time trends become obvious, the opportunity you were waiting for has likely passed.

Instead of trying to outsmart the market, focus on timing the move that’s right for you, whether that’s buying your first home, moving up, downsizing, or selling an investment property. The key is working with a knowledgeable real estate professional who can help you make smart decisions within the market that exists today.

For Buyers

If you’re waiting for mortgage rates to drop before buying, you’re not alone - but that strategy often backfires. When rates fall, competition surges. Suddenly, you’re not just competing with interest rates, you’re competing with more buyers, multiple offers, and higher prices.

The lenders we work with offer creative rate solutions, such as temporary buydowns or refinance guarantees that make it easier to buy now and refinance later when rates improve. You’ve probably heard the phrase, “Marry the home, date the rate.” This rings true, the right home in the right location won’t wait for the perfect rate.

For Sellers

Timing the market works both ways. Sellers often wait for “the peak,” only to find that inventory has jumped or buyer demand has cooled by the time they list. Busby Group has proven strategies to create urgency and attract the right buyers, even in quieter periods.

From targeted marketing and pricing strategies to pre-market exposure through Compass programs, we help position your property to stand out no matter what the market is doing.

Bottom Line

The best timing is your timing. Real estate markets will always fluctuate, but your goals, whether buying your dream home or selling for the next chapter, should always guide your decision. With the right plan and the right team behind you, you can succeed in any market.

Southwest Suburb Market Insight

In the Southwest Suburbs, timing your move often looks different than in other parts of Chicagoland. Communities like Orland Park, Palos Heights, Palos Park, Oak Lawn, and Tinley Park tend to follow steady seasonal patterns rather than dramatic swings. This creates real opportunities throughout the year for buyers and sellers to make informed moves without relying on perfect market timing. Our team tracks local inventory trends, neighborhood demand, and pricing shifts so clients can plan with clarity.
