Welcome to Busby Group, Percy!

We are so excited to welcome our new Weekend Concierge to Busby Group — someone we have known and respected for nearly a decade.

We first met when he was the office administrator at Compass Bucktown, where he quickly became a favorite among our team and clients alike. He was known for always going the extra mile — and doing so with a genuine smile. No detail was too small, no request too much. His consistency, warmth, and professionalism left a lasting impression.

Since then, he has worked alongside several top-producing teams, further refining his expertise in client services, logistics, and high-level real estate operations. His experience, combined with his natural ability to anticipate needs and create ease in every interaction, makes him an incredible addition to our client experience team.

We feel truly fortunate to have him helping lead and support client services at Busby Group, especially on weekends when thoughtful coordination and responsiveness matter most.

We sat down with Percy to learn more about his journey and what excites him most about this next chapter.

Q&A with Percy

What drew you to the Busby Group?
What drew me to the Busby Group first and foremost was the culture that has always been cultivated on the team. I’m a firm believer that you should enjoy the people that you work with, and I’m thrilled to be part of such a collaborative and people-oriented team. Also, throughout my time at Compass, the Busby Group has always held a standard of excellence that can’t be matched, and I believe that is what continues to separate us from the rest of the pack.

What are you most excited about in the coming year?
This year I’m getting married! Additionally, I’m looking forward to cultivating more community, crushing my personal goals, and pouring into myself and those around me.

Which part of your real estate career do you love the most?
In some cases, the process of buying or selling a home can feel like a transactional experience. Knowing that, what excites me the most is being able to take a process that can just feel transactional and turn it into a memorable experience that is centered around a people-first type of mindset that leaves our clients feeling seen, empowered, and excited in their decision to either buy or sell.

What is your favorite Chicago neighborhood and why?
My favorite Chicago neighborhood is Bucktown, end of discussion. It’s where I’ve called home the longest in the city, and there’s a pulse to the neighborhood that leaves you feeling part of something entirely separate from the rest of town. There are lots of local neighborhood businesses to support, and the food is top-tier.

What do you enjoy doing when you’re not working?
Outside of work, I love spending time outdoors, doing CrossFit, traveling, keeping my 3 pups busy, and spending time with my family and friends. Additionally, we love Lake Michigan and spend a lot of time in Saugatuck each summer, which is one of our favorite places to be and is special to my family.

Three Properties. Three Neighborhoods. All Under Contract Before Hitting the Public Market.

In the past week, Busby Group placed three properties under contract across three different neighborhoods, including both city and suburban markets.

Each home received multiple offers and went under contract in less than one week, all before going fully live on the public market.

The properties included:

  • 2335 N Commonwealth Ave, Unit 3G in East Lincoln Park

  • 4040 N Mozart St, Unit 2 near Horner Park

  • 19543 Division St in Mokena

Three distinct locations. Three different buyer pools. One consistent strategy.

What This Means for Buyers

In today’s market, access matters.

With inventory still tight and demand increasing, many strong properties are selling through private networks before ever appearing on the MLS. Buyers who rely solely on public portals often miss opportunities.

Working with a broker who can:

  • Identify and share off-market and pre-market listings

  • Leverage broker-to-broker relationships

  • Position your offer competitively in multiple-offer situations

can make the difference between securing a home and missing it.

Private network access is no longer optional. It is part of a competitive buying strategy.

What This Means for Sellers

For sellers, this week reinforces an important point: preparation and pricing drive results.

Each of these homes was:

  • Strategically priced based on hyper-local data

  • Thoughtfully prepared before exposure

  • Positioned to create urgency and competition

When a home is properly prepped and aligned with the market, it can generate strong activity immediately. In some cases, that momentum leads to multiple offers before going fully public.

Pre-market exposure allows sellers to test demand within trusted networks while maintaining control and discretion.

The Bigger Picture

These results were not limited to one neighborhood or one type of property. They occurred across the city and suburbs, showing that buyer demand remains strong when homes are positioned correctly.

Whether you are buying or selling, strategy matters more than ever.

If you are curious about off-market opportunities, preparing your home for a strong launch, or understanding what your property could command in today’s market, we are happy to share neighborhood-specific insights and data.

Reach out anytime to start the conversation.

We are excited to welcome Lindsey to Busby Group!

As a third-generation real estate professional with nearly a decade of experience across Chicago and the Southwest Suburbs, Lindsey brings a rare blend of generational knowledge, legal precision, and award-winning sales experience. Her background spans brokerage, new development, and real estate law, giving her both the strategic insight and technical discipline that align seamlessly with Busby Group’s concierge-level standards.

Now based in Orland Park and serving as a Sales Partner within our Southwest Suburb Collective, Lindsey offers authentic local insight and a thoughtful, detail-driven approach that clients value deeply.

We sat down with Lindsey to learn more about her journey and what excites her most about this next chapter.

Q&A with Lindsey

What drew you to the Busby Group?
I was drawn to Busby Group for the mentorship, support, brand power, and elevated level of service we provide. Busby Group is a trusted name in the industry, and I’m so excited to be part of such a fun, energetic, and collaborative team.

You’re a third-generation real estate professional. What inspired you to follow in your family’s footsteps?
Real estate truly runs deep in my blood. There is something incredibly special about being a trusted advisor during one of the largest purchases an individual or family will ever make. It’s an honor to help people find the place where they feel safe, build their lives, cook dinners, create traditions, and show up as their most genuine selves.

What are you most excited about in the coming year?
After taking time off to grow my family, I’m excited to reconnect, build strong relationships, and make a lasting impact for the next generation.

Where do you call home, and what do you love about it?
I live in Orland Park and love having so many great grocery stores and shopping options right at my fingertips. I enjoy taking nature walks with my family and our dog in the many forest preserves throughout the area. We also love exploring local farmer’s markets and trying new coffee shops in surrounding communities.

Favorite place to travel?
My favorite place I’ve traveled is South Africa. I took a trip with seven girlfriends to visit Cape Town and go on safari in Botswana and Zimbabwe. It was truly an unforgettable, once-in-a-lifetime experience.

Fun fact:
My destination wedding was scheduled for 4/4/2020. When COVID hit, we had to cancel as the world shut down. We quickly obtained our marriage license in Chicago the day before the courts closed and pulled off a ceremony with just me, my husband, and the officiant on our original wedding day. Maybe we’ll plan an epic 25th anniversary celebration.

Lindsey’s multigenerational foundation in real estate, combined with her legal background and new construction expertise, positions her as a powerful advocate for buyers and sellers throughout Chicago and the Southwest Suburbs.

If you would like to connect with Lindsey or learn more about Busby Group or our Southwest Suburb Collective, we would love to introduce you.

Casual Conversations 2026: Chicagoland Real Estate Predictions, Mortgage Insights + Design Trends

As we head further into 2026, one thing is clear. The Chicagoland real estate market is active, nuanced, and starting earlier than many expected.

In our latest Casual Conversations webinar, we brought together three perspectives to give buyers and sellers a clear, practical look at what to expect this year:

  • Market data and predictions

  • Mortgage rate movement and financing strategy

  • Design trends that impact home value

If you missed it, you can watch the full recording here:

Below is a recap of the key takeaways.

Chicagoland Real Estate: What We’re Seeing in 2026

Julie Busby, Founder of Busby Group at Compass, walked through live Chicagoland data including:

  • Current inventory levels

  • Average market time

  • Buyer demand trends

  • Multiple-offer activity already occurring in early 2026

We are seeing stronger demand paired with lower inventory across many neighborhoods. In several areas, buyers are already encountering multiple-offer situations typically associated with peak spring activity.

The spring market is starting earlier each year. Sellers who prepare now may benefit from motivated buyers before inventory increases later in the season. Buyers who get organized early are better positioned as competition builds.

The overall theme: preparation and strategy matter more than trying to perfectly time the market.

Mortgage Rates in 2026: Where They Are and What Could Happen

Mike Vlamis, VP of Mortgage Lending at A and N Mortgage Services, shared insight into:

  • Where mortgage rates currently stand

  • How Federal Reserve decisions influence mortgage rates

  • What could impact rate movement in 2026

  • Different mortgage products buyers should consider

While many buyers have been waiting for dramatic rate drops, expectations are adjusting. Rates have come down some, but pandemic-era lows are unlikely to return. More buyers are realizing that opportunity often lies in acting strategically rather than waiting indefinitely.

Understanding financing options, including different loan structures, can make a meaningful difference in competitiveness and long-term planning.

Design Trends That Increase Home Value

Marcie Blanco, Founder of Ma’am Design Collective, discussed:

  • Current design trends buyers are gravitating toward

  • Which updates are most important before listing

  • How thoughtful design can increase perceived value

  • Why working with a designer can improve both marketability and return

In today’s market, presentation matters. Buyers continue to prefer homes that feel move-in ready. Even modest updates, when done strategically, can influence speed of sale and final pricing.

For sellers preparing for 2026, design decisions should be intentional and data-informed.

What This Means for Buyers and Sellers

For sellers:

  • Early preparation can create leverage in a low-inventory environment

  • Strategic updates can increase value

  • Timing before peak spring competition may matter

For buyers:

  • Competition is already appearing

  • Preparation is key

  • Financing strategy matters as much as price

The common thread across all three perspectives was clarity. The market is not chaotic. It is active and local. Strategy, preparation, and expert guidance continue to make the difference.

2026 Chicagoland Real Estate FAQ

Is the Chicago real estate market competitive in 2026?
Yes. Many neighborhoods are experiencing strong buyer demand and multiple-offer situations, especially as the spring market begins earlier each year.

Are mortgage rates expected to drop significantly in 2026?
While rates have come down some, dramatic drops to pandemic-era lows are unlikely. Buyers should focus on strategy rather than waiting for a specific number.

What updates should sellers prioritize before listing?
Strategic, high-impact updates and strong presentation can improve both speed of sale and overall value.

Is now a good time to buy or sell in Chicagoland?
Market timing depends on individual goals. With preparation and the right strategy, opportunities exist on both sides of the market.

The Big Game: Is It the Unofficial Kickoff to the Spring Real Estate Market?

This weekend may be all about the big game, but in real estate, it often signals something else entirely. For many buyers and sellers, it has become the unofficial kickoff to the spring market.

While spring does not officially arrive for weeks, the shift in market behavior often starts right around now. In Chicagoland, we are already seeing it happen, with multiple clients finding themselves in competitive, multiple-offer situations typically associated with the peak spring market.

Early Signs the Spring Market Is Underway

As we move through February, activity is picking up sooner than many expect. We are seeing:

  • An uptick in buyer demand

  • Low inventory across many neighborhoods, with an increase in pre-market listings

  • Multiple offer situations already occurring

  • Buyers re-entering the market after waiting through late fall and early winter

There is a sense of pent-up demand that built over the past year. Many buyers paused, hoping for significant rate drops, and are now realizing that pandemic-era lows are unlikely to return. With rates coming down some and expectations resetting, more buyers are choosing to move forward rather than wait.

Why the Big Game Weekend Matters

The big game often acts as a mental reset. Once it passes, the year feels fully underway. Holidays are behind us, routines are back, and conversations about moving become more serious.

For sellers, this is often when preparation turns into action. For buyers, it is when browsing turns into showings and offers.

In Chicago, the spring market continues to start earlier each year. Homes that come to market ahead of the traditional rush often benefit from strong interest before inventory builds further.

What This Means for Sellers

If you are considering selling, this can be a strategic moment. With inventory still tight and demand rising, well-prepared homes are already attracting significant attention.

Getting pricing, presentation, and timing aligned now provides flexibility and leverage as the market gains speed.

What This Means for Buyers

For buyers, the message is clear. Competition is returning. Being prepared early, from financing to strategy, can make a meaningful difference as more buyers step back into the market.

Waiting for the perfect rate has kept many on the sidelines. More buyers are now recognizing that readiness and timing often matter more than trying to predict the market.

The Bottom Line: An Early Start to Spring

The big game may be about football, but in real estate it often serves as the unofficial kickoff to the spring market. With demand rising, inventory limited, and competition already appearing, February is no longer a quiet month in Chicagoland real estate.

Whether you are buying, selling, or simply watching the market, this is the moment when planning turns into action. Contact us to strategize on your game plan!

Big Game & Spring Market FAQ

Is the big game really the kickoff to the spring real estate market?
For many buyers and sellers, yes. While spring does not officially begin until later, market activity in Chicagoland often starts to accelerate right after the big game, making it an unofficial kickoff to the spring market.

Why does buyer activity increase around this time of year?
After the holidays, routines settle and pent-up demand begins to surface. Many buyers who paused in late fall and early winter re-enter the market in February, especially as mortgage rates come down some and expectations reset.

Are multiple offer situations already happening?
Yes. We are already seeing multiple offer situations in Chicagoland that are more commonly associated with peak spring market conditions.

Is inventory still low in Chicago right now?
Inventory remains low across many neighborhoods, though we are seeing an increase in pre-market listings as sellers prepare for the spring season.

What does this timing mean for sellers?
Sellers who prepare early may benefit from motivated buyers and less competition before inventory increases later in the spring.

What should buyers do if they want to compete this spring?
Buyers should focus on preparation early, including financing, strategy, and understanding neighborhood-specific conditions, as competition tends to increase quickly once the spring market gains momentum.

An Investor-Friendly Opportunity in River North: No Rental Cap, Full Amenities

For buyers exploring Chicago real estate as an investment, building rules matter just as much as location and condition. Rental caps, waitlists, and restrictive lease policies can significantly impact flexibility and long-term performance.

That’s what makes 400 N LaSalle Dr, Unit 2312, a compelling opportunity.

This residence is located in a full-amenity River North building with no rental cap, allowing owners to lease their unit without percentage limits or waiting periods, provided the lease meets the one-year minimum term required by the association.

Why No Rental Cap Matters

Many condominium buildings in Chicago restrict the number of rentable units, which can limit income potential and create uncertainty if your plans change. A building with no rental cap offers meaningful advantages for investors.

Benefits include:

  • Immediate leasing flexibility

  • Predictable income planning

  • Strong appeal to future investor buyers

  • Easier transitions between owner-occupancy and rental use

In a neighborhood like River North, where rental demand remains consistent, this flexibility is especially valuable.

One-Year Minimum Lease: Stability Without Over-Restriction

The building’s one-year minimum lease requirement supports stability for both owners and residents while still allowing for long-term flexibility. Many investors prefer this structure as it helps reduce turnover and aligns with the expectations of tenants seeking a longer-term home.

Full-Amenity Living Supports Rental Demand

Building amenities play a major role in tenant retention and rental performance. Residents at 400 N LaSalle benefit from:

  • 24-hour door staff

  • Fitness center

  • Sun deck with firepits and seating

  • Outdoor pool and jacuzzi

  • Pet-friendly policies

These features help attract renters who value convenience, security, and lifestyle, often translating into longer tenancies.

Inside the Home: A Layout That Performs Well

Beyond the building fundamentals, the unit itself is well positioned for both investors and owner-occupants. The open, sun-filled living area features wide-plank flooring, expansive windows with skyline views, and a Juliet balcony that brings in natural light while maintaining a clean, efficient layout. A dedicated home office nook adds flexibility, a feature that continues to resonate strongly with today’s renters.

The updated kitchen includes white cabinetry, granite countertops, stainless steel appliances, and a built-in dining counter that maximizes usability without sacrificing flow. The bedroom is generously sized with large windows and ample closet space, while the full bathroom offers a soaking tub and shower with tile surround. In-unit washer and dryer and thoughtful storage throughout complete a move-in-ready package designed to minimize maintenance and maximize appeal.

River North Location: Consistent Demand

River North continues to be one of Chicago’s most reliable rental markets thanks to its walkability, access to public transit, proximity to employment centers, dining, nightlife, and the Chicago Riverwalk. Easy access to multiple L lines and I-90/94 further strengthens long-term demand and resale value.

The Bottom Line

A no-rental-cap building, one-year minimum lease requirement, full amenities, and a well-designed, move-in-ready unit create a rare combination in a prime River North location. For buyers seeking an investor-friendly property with flexibility and stability, this opportunity checks important boxes.

If you’d like to review building details, rental considerations, or explore similar investor-friendly options in Chicago, we’re happy to help.

Investor FAQ

What is the minimum lease term?

Does the unit have in-unit laundry?

Is River North a strong rental market?

Lock-and-Leave Living: Deep Freeze Edition

When Chicago settles into a deep freeze and headlines start mentioning polar vortex conditions, the appeal of lock-and-leave living becomes crystal clear. These are the days when buyers start asking not just how a home looks, but how it functions when winter is at its most intense.

Lock-and-leave living is about flexibility, simplicity, and peace of mind. And during Chicago winters, it’s about knowing you can close the door, head to a warmer destination, and not worry about what’s happening back home.

Why Lock-and-Leave Living Matters During a Polar Vortex

Extreme cold has a way of exposing the hidden responsibilities of homeownership. Snow removal, frozen pipes, heating systems, exterior maintenance, and security all become front-of-mind. Lock-and-leave homes eliminate much of that burden.

For many owners, the biggest benefit is optionality. When temperatures drop into the negatives, you have the freedom to leave town without coordinating shoveling, worrying about mechanical systems, or checking on the property. You lock the door, head to the airport, and let the building handle the rest.

This flexibility is especially valuable for:

  • Frequent travelers

  • Second-home owners

  • Empty nesters

  • Buyers who split time between cities

  • Anyone who prefers ease over upkeep

A Winter-Ready Example on Michigan Avenue

950 N Michigan Ave, Unit 2305 is a strong example of what lock-and-leave living looks like at its best.

Located in a full-service high-rise along Michigan Avenue, this residence offers the kind of infrastructure that matters most during winter. Professional management, door staff, and shared building systems help ensure everything runs smoothly even when weather conditions are anything but.

Inside, the unit provides comfortable, well-appointed living space designed for everyday ease. Elevated views, thoughtful layout, and a prime location allow owners to enjoy the city without dealing with its seasonal challenges firsthand. When you’re home, everything you need is within reach. When you’re away, the building continues to operate seamlessly.

Just as importantly, the location makes winter travel easy. Quick access to major transportation routes and airports means escaping to a warmer climate during especially cold stretches is simple and stress-free.

The Real Value of Lock-and-Leave Living

Lock-and-leave living isn’t about giving something up. It’s about choosing a home that supports how you actually live, especially when conditions are less than ideal.

During Chicago’s deep freeze days, the value shows up in small but meaningful ways:

  • No exterior maintenance responsibilities

  • No coordinating snow removal

  • No anxiety about pipes or heating while traveling

  • Secure access and professional oversight

  • The freedom to leave town on your schedule

Winter just makes these advantages easier to appreciate.

Final Thoughts

As we’ve shared before, lock-and-leave living is a lifestyle choice that prioritizes flexibility and simplicity. In the middle of a Chicago winter, and especially during polar vortex conditions, that choice feels less like a luxury and more like a smart, intentional decision.

If you’re curious whether lock-and-leave living fits your lifestyle, or want to explore other winter-ready options throughout the city, we’re always happy to talk through what makes the most sense for you.

Contact us to learn more.

Lock-and-Leave Living FAQ

What is lock-and-leave living?
Lock-and-leave living refers to homes that require minimal maintenance and allow owners to travel or be away without worrying about upkeep or security.

Why is lock-and-leave living popular in Chicago winters?
Cold weather, snow, and extreme temperatures make building-managed homes appealing due to reduced maintenance and added peace of mind.

Frequent travelers, second-home owners, empty nesters, and buyers seeking convenience often gravitate toward this lifestyle.

5 Goal-Setting & Relationship Tips That Have Helped Us Grow at Busby Group

As we head into 2026, our team at Busby Group is approaching a milestone we’re incredibly grateful for—nearly $1B in total sales. With that comes a lot of reflection on what has actually driven our growth over the years.

It hasn’t been one tool, platform, or campaign. It’s been clarity, consistency, accountability—and incredible relationships with brokers around the world.

We wanted to share a few goal-setting principles that have made a real difference for us.

1) Set goals that guide your weekly behavior
Production goals matter, but the real progress comes from goals tied to action—outreach, follow-ups, referrals sent, and conversations started. If it doesn’t influence how you spend your week, it’s just a number.

2) Don’t set goals and forget them
We’ve learned that goals only work when they’re revisited. Regular check-ins keep things top of mind and prevent drift, especially when the market gets busy or unpredictable.

3)  Build accountability into your rhythm
At Busby Group, we meet once a month for a team “Power Hour.” It’s a simple but powerful reset—checking in on goals, sharing what’s working, and choosing one initiative to focus on next. Consistency beats intensity every time.

4) Treat broker relationships as a core growth strategy
Some of our most meaningful business has come through broker-to-broker referrals. Those relationships are built long before a deal—through trust, professionalism, and taking great care of clients when someone puts their name behind a referral.

5) Nurture referral relationships with intention
We track and invest in our broker relationships the same way we do our pipeline. Staying visible, expressing appreciation, and following through consistently has made all the difference.

As we look ahead to 2026, we’re incredibly thankful for the broker relationships we’ve built around the world—and we’re excited to keep growing those connections in the years ahead.

Always happy to share what’s worked for us, and even happier to learn from others.

What goal-setting or accountability habits have helped you grow your business? Let me know!

Why These Principles Matter Heading Into 2026

As the market continues to normalize and competition increases, growth is coming less from short-term spikes and more from intentional strategy. Clear goals, consistent accountability, and strong professional relationships are becoming key differentiators for teams looking to grow sustainably in 2026 and beyond.

Let’s Compare Notes

If you’re a broker thinking about how to strengthen accountability, refine goal-setting, or build a more intentional referral network, we’re always open to conversation. Some of our best ideas have come from peers willing to share what’s working in their market. Reach out!

Goal-Setting & Relationship Building FAQ
